In a move that highlights the growing trend of community-focused development, Dorpstraat has unveiled Optenhorst Village, a new retail centre designed to blend seamlessly into its local environment while honouring the area’s heritage and is owned by Ashprop Investments Number 10 (Pty) Ltd with Dorpstraat Capital Growth Fund.
Located adjacent to the Optenhorst Estate and surrounded by vineyards, the centre is framed by the Drakenstein Mountains and Paarlberg, offering a picturesque backdrop. Dorpstraat’s approach to the project was characterised by a commitment to preserving local character, most notably through the conservation of two heritage oak trees and a historic pepper tree, which were thoughtfully integrated into the centre’s design.
“Our aim with every project is to uplift the community and honour what matters—be it people, place, or, in this case, three beloved old trees,” a Dorpstraat spokesperson said. “We approached development with care, intention, and a deep respect for local life.”
Optenhorst Village features a new Checkers concept store, Dischem, a variety of convenience stores, and restaurants, all situated within a walkable, accessible layout. The centre is positioned as a vital part of the neighbourhood, complementing nearby facilities such as the MediClinic and Paarl Gymnasium.
Architecturally, the centre draws inspiration from the estate’s equestrian and modern barn styles, creating visual continuity that reinforces a strong sense of place. Generous public spaces and thoughtful details reflect a human-scale approach, aiming to make everyday moments feel more effortless and connected for residents.
The project was a collaborative effort involving Haus Developers, Reefrock Retail Fund, and the Carsten brothers—Ian, Hein, and André. Together, the team aimed to create a retail experience that is both connected and thoughtful, firmly rooted in its unique setting.
